We do not charge a commission. We own the apartments, so you rent your new place directly from us without any intermediaries and without any additional fees for the search process or other services.
It varies depending on the type of contract and location. Some of our apartments are available in the traditional rental model – you sign a lease for 12 months. Other units are available under the subscription model, allowing you to sign a contract for as short as 3 months. What happens next? You can easily extend the contract or take advantage of our flexible policy in case of various life events and move to another of our apartments during the lease term (even in another city).
The agreement is always written and can be prepared within 1 hour of your positive rental decision. What sets it apart is its simple language. As the only company on the market, we have introduced the Simple4You principle into our agreements, meaning they are written in plain language, without legal jargon, loopholes, or small print. They are understandable to everyone. Depending on the type of service, we offer different agreements: for rentals, you can choose between a standard fixed-term lease or an institutional lease agreement (a special type of Polish rental contract). For the subscription model, you will enter into a simple subscription agreement. Upon signing the contract, you must pay a deposit and complete a few other simple formalities, which our consultant will explain to you beforehand. After signing the agreement, you can move in as soon as the following day.
In addition to the subscription fee, you need to account for utility costs: hot and cold water, heating, electricity, and waste disposal. However, you don't have to settle these bills one by one. We have implemented the One4All system, which allows you to pay for everything at once with a single bill: subscription, utilities, and all services. Say goodbye to piles of invoices
Yes, when signing the agreement, we require a refundable deposit. The amount depends on the financial verification and is at least 125% of the monthly subscription fee for your chosen apartment. After the contract ends, we will return the deposit, deducting any repair costs for damages beyond normal wear and tear.
Initially, you only need to pay the deposit when signing the agreement. From the moment we hand over the keys to your new apartment, you have 5 days to pay the first month’s rent.
All our subscription apartments are fully furnished and equipped with the necessary appliances for comfortable everyday living. You don't have to worry about anything – just move in. However, if you prefer to bring your own furniture, contact the local consultant to check the possibility of moving into an unfurnished apartment.

Unfortunately, no – apartments do not come with assigned storage units or parking spaces. If you need either, you can rent them separately for an additional fee. You can check the availability of this option in the details of each apartment or by contacting the Client Service Office directly.

As part of the subscription, you’ll have access to the Concierge4You package, which includes constant support from our on-site coordinator and a convenient support desk through the app. You can use it to report any problem or issue, and we will resolve them quickly. We also offer the Service4Home service, which replaces broken appliances within 72 hours. The app also provides access to your contract, payments, and bill settlements.
